Tata is building India's first chip factory in Dholera. On May 16, they signed a deal with ASML — the only company in the world that makes the machines needed to build chips. Without ASML, no chip factory works. This deal means Dholera's factory is now confirmed and cannot be stopped.
🤔 Who is ASML — and Why Does It Matter?
Imagine you want to bake a cake. You have the recipe, the kitchen, the ingredients — but only ONE company in the world makes the oven. That company is ASML. No oven = no cake. No ASML = no chip factory. Simple.
ASML is a Dutch company. They build machines that "print" tiny circuits onto silicon chips — circuits so small they are 1000 times thinner than a human hair. Every chip in your phone, your car, your laptop — it was made using an ASML machine.
ASML is the only company in the world that makes EUV lithography machines. China has tried for 10 years to get these machines. They cannot. India just got a supply agreement. This is a very big deal.
📋 What Did They Actually Sign?
The MoU signed on May 16 covers three things:

1Equipment SupplyASML will supply all lithography machines to Tata's Dholera fab. Without these, production cannot start. This is now confirmed.

2Technical SupportASML engineers will physically come to Dholera to install and run the machines. They do this only for fabs that are actually being built.

3Training Indian EngineersASML will train Indian workers to operate these machines. This builds permanent expertise inside India — something that did not exist before.
🌍 What Happened in Other Countries When a Fab Was Built?
History shows a clear pattern. Every time a chip factory opened, the land around it became very valuable:
- Taiwan (TSMC): Land near the fab — 10x in 20 years
- South Korea (Samsung): City around the fab grew 4x in 15 years
- USA (TSMC Phoenix): Land within 20km rose 40–60% in 2 years
- Could not get ASML machines — now solved
- No government money — now ₹91,000 Cr committed
- No land ready — Dholera has 920 sq km reserved
🏘️ What This Means for Dholera Land
A chip factory does not just employ engineers. It pulls in an entire ecosystem:
1 chip fab = 3,000–5,000 direct jobs + 20,000+ indirect jobs in packaging, chemicals, logistics, food, housing, schools, hospitals. All these people need somewhere to live. Dholera is the only city being built next to this fab.
⏰ Why Now Matters
The last big objection to buying in Dholera was: "But will the fab actually happen?"
That question is now answered. ASML does not sign supply agreements for fabs that will not be built. The machines are coming. The workers are coming. The city is being built around it.
The best time to buy land near a fab is before production starts — when it is still treated as "potential." Once the first chip rolls off the line, the "potential" becomes "reality" and prices reflect that immediately. Production target: 2030. You have a window.
