Why Corporate MoUs Drive Plot Values

Infrastructure follows investment, not the other way around

Every ₹100 Cr of industrial commitment triggers ₹30–50 Cr in mandatory surrounding civic infrastructure — roads, power substations, water treatment, drainage. When Tata announced its semiconductor fab, DSIRDA greenlit road widening, 2,000 MW power capacity expansion, and a dedicated water supply line. That money is spent. That infrastructure cannot be moved.

Corporate clusters create permanent population demand

Semiconductor fabs, data centres, and aerospace MROs bring thousands of permanent, high-income employees. Dholera's master plan zones residential plots adjacent to industrial zones precisely because this population migration is expected. As these facilities commission through 2026–2028, the residential demand equation changes — and plot values adjust accordingly.

The downside is bounded; the upside is open

For plot investors, corporate commitments create a floor. Even in a scenario where some MoUs underperform, the infrastructure already laid — the Dholera Expressway (open March 2026), the international airport (runway complete), the power grid, and the water system — is permanent. Dholera land is already improved. Entry today is at pre-commission prices.
