What is stamp duty?
Stamp duty is a state government tax on property transactions. Registration fee is a separate charge payable to get the sale deed registered at the sub-registrar office.
Both must be paid at or before property registration — they cannot be avoided.
Female owner concession:
Most states offer a lower stamp duty rate when the sole registered owner is a woman. On a ₹50 L Dholera plot, the Gujarat female rate (3%) saves ~₹95,000 vs the male rate (4.9%).
The concession typically applies only when all owners on the deed are female.
