This post breaks down exactly what happened, why it happened, and what it means if you are considering Dholera today.


The Timeline — What Actually Happened

  • 📅 March 2025: RAV Group opens bulk window for Rajpath Supreme 1 — ₹400/sqft. Minimum 10,000 sqft. Dholera SIR freehold plots.
  • 📅 March 31, 2026: PM Modi inaugurates Ahmedabad–Dholera 6-lane Expressway. Dholera goes from "remote" to "45 minutes from Ahmedabad."
  • 📅 May 2026: RAV Group launches Rajpath Supreme 1 at retail — ₹1,000/sqft. Bulk investors: 150% up in 14 months.
  • 📅 May 13, 2026: Cabinet approves ₹20,667 Cr Ahmedabad–Dholera Semi-High-Speed Rail. 37 minutes. 220 kmph. Approved.

Har step pe value badhi. Har step pe ek real, verifiable catalyst tha — koi rumour nahi, koi speculation nahi.


Kyun Badhi Value — 5 Real Catalysts

150% returns kisi magic se nahi aaye. Peeche the five infrastructure developments — each one independently verifiable:

1. Ahmedabad–Dholera Expressway — Operational

₹4,500 crore. 108 km. 6-lane. PM Modi ne March 31, 2026 ko inaugurate kiya. Dholera ab Ahmedabad se 45 minutes. "Bahut door hai" — woh objection officially khatam ho gayi.

2. Dholera International Airport — Phase 1 Complete

December 2025 mein Phase 1 construction complete. Calibration flights complete. Operational airport in the catchment permanently re-prices land. Every city with an airport commands a premium — Dholera is now one of them.

3. Tata Electronics — ₹91,000 Crore Semiconductor Fab

India ka pehla semiconductor fabrication plant. February 2024 mein announced, construction on ground. 1,00,000 skilled jobs. Jo cities chips banate hain — unki land values permanent shift hoti hain.

4. NMHC Lothal — World's Largest Maritime Museum

India ka Ministry of Ports ₹4,500 Cr invest kar raha hai — 375 acres, world's largest maritime museum by area. 5–6 minutes from this project (proposed direct road). Tourism infrastructure permanently lifts land demand in its catchment.

5. Semi-High-Speed Rail — Cabinet Approved May 2026

₹20,667 crore. 134 km. 220 kmph. Cabinet approved May 13, 2026. Ahmedabad to Dholera in 37 minutes. Rail approval alone typically drives 25–40% corridor appreciation — this one is approved and funded.

In teeno saalon mein — expressway, airport, semiconductor fab, heritage museum, aur rail — sab ek hi 15 km radius mein aa gaye. Plot values ne reflect kiya.

"Kya Ab Bhi Opportunity Hai?" — Honest Answer

Seedha baat: Bulk window close ho gayi. ₹400 nahi milega. Jo logon ne March 2025 mein liya — woh already 150% up hain.

Lekin retail ₹1,000/sqft pe kya case hai?

Compare karo:

  • Ahmedabad outskirts residential: ₹80–120 lakh per plot — without this infrastructure
  • Gandhinagar residential: ₹70–100 lakh — without semiconductor fab or airport in catchment
  • Rajpath Supreme 1 at ₹1,000/sqft (10,000 sqft = ₹1 crore): With expressway, airport, Tata fab, Lothal museum, and Cabinet-approved semi-HSR rail

Relative to what's being built around it — ₹1,000/sqft is not expensive. It's the infrastructure that's expensive, and it's already being paid for by the government.

Jo log bulk mein ₹400 pe the — unka catalyst already fire ho chuka. Jo log aaj ₹1,000 pe hain — woh in remaining catalysts se pehle hain.


Ek Honest Risk Assessment

Hum yeh post isiliye nahi likhte ke sirf positives batayein. Fair rehna important hai.

Risk 1: Infrastructure Delay

India mein delays hote hain. Tata plant, rail, Lothal museum — teeno pe timelines hain. Agar delay hua — near-term price appreciation slow hogi. Long-term case intact rehta hai kyunki infrastructure eventually complete hoti hai. Yeh 3–5 saal ka horizon hai, 3–5 mahine ka nahi.

Risk 2: Title / Documentation

Sabse real risk yeh hai — wrong zone, disputed title, unverified documents. Isliye RERA registration aur legal verification non-negotiable hai. Rajpath Supreme 1 ke documents hum personally verify karke dete hain — buyer ko khud kuch verify nahi karna.

Risk 3: Liquidity

Plot liquid nahi hota like a mutual fund. Agar 2 saal mein paisa chahiye — yeh investment nahi hai aapke liye. Agar 5+ saal ka horizon hai — risk-adjusted returns ka case strong hai.

Bottom line: Dholera mein risk yeh nahi hai ke "kya develop hoga" — sab visible hai, funded hai, government-backed hai. Risk hai patience — 3–5 saal hold karne ki capacity chahiye.

RAV Group ka agle project — Rajpath Supreme 2 — abhi bulk window mein hai: ₹725/sqft. Anticipated retail launch ₹1,500/sqft, Q1 2027. Same builder, same location, same playbook — ek project baad mein.

Supreme 1 ne 150% diya bulk se retail mein. Supreme 2 ka bulk ₹725 pe open hai — retail target ₹1,500 hai. Jo pattern samajh gaye hain, woh samajhenge.
