March 2026 was a big month for Indian real estate investors. On 28 March, Jewar International Airport (Noida) opened. On 31 March, PM Modi inaugurated the Ahmedabad–Dholera Expressway. Both events, three days apart, confirmed what many had been watching: two very different regions are now entering their next phase of growth.

First — They Are Not the Same Type of Investment
This is the most important thing to understand before comparing prices:
- Noida Extension (Greater Noida West) is an established, livable suburb. Schools, hospitals, malls, metro — all present. You can buy a flat today and rent it tomorrow.
- Dholera SIR is a greenfield smart city being built from scratch. No neighbourhood market yet, no schools yet — but government-laid smart infrastructure, a semiconductor plant, and an airport all arriving together.
One gives you a city that already works. The other gives you a city that is being engineered to become one of India's biggest industrial hubs. Your choice depends on what you want from an investment.

Noida Extension — The Case For It
Already a real city
Greater Noida West has transformed completely. In 2015, it was dusty fields. Today it has supermarkets, schools, hospitals, and cafes. Property bought here can be rented immediately. If you need income from your investment, Noida Extension delivers.
Jewar Airport is open
Phase 1 of Noida International Airport at Jewar opened on 28 March 2026. This is a confirmed, operational catalyst — not a "coming soon" story. Logistics parks, warehouses, and commercial development around the airport corridor are already being built.
Proven appreciation
Average prices in Greater Noida went from ₹3,340/sq ft in Q1 2020 to ₹6,600/sq ft in Q1 2026 — nearly doubling in 6 years. That is real, tracked appreciation on a large volume of transactions. Not a broker's projection.
Better for flat buyers
If you want a ready-to-move 2BHK or 3BHK with rental potential — Noida Extension has abundant inventory at ₹45–70 lakh. Dholera does not offer this yet.
Dholera SIR — The Case For It
Land price is still the early-stage price
In Noida Extension, the big appreciation (2x in 6 years) has already happened. Buyers today are entering at the post-growth price. In Dholera, the expressway just opened and the airport hasn't opened yet. The same appreciation cycle that Noida went through — Dholera is at the start of it.
The Tata semiconductor plant is in the ground
Tata Electronics' ₹91,000 crore semiconductor fab — India's first — is being built in Dholera. First chip production: December 2026. This plant alone will create 20,000+ direct and indirect jobs. Those people will need housing, retail, and services. In Noida, the anchor industries are spread across a wide region. In Dholera, they are concentrated in one planned zone.
Government-engineered infrastructure — not organic growth
Dholera's infrastructure was not built by developers reacting to demand. It was engineered top-down: 75-metre-wide arterial roads, underground ICT ducts, 24×7 pressurised water from Narmada pipeline, and Tata/Torrent power substations — all planned and built by DSIRDA before any residential population arrived. Noida Extension grew organically and chaotically; Dholera will not.
Semi-high speed rail approved
In addition to the expressway and airport, the Cabinet approved a ₹20,667 crore Ahmedabad–Dholera semi-high speed rail corridor (220 kmph). When this opens, Dholera will be under 20 minutes from Ahmedabad. No other greenfield city in India has this combination of connectivity being built simultaneously.
Lower entry for plots
A RERA-approved residential plot in Dholera TP1 starts around ₹11 lakh for 100 sq. yards. In Noida Extension, ₹11 lakh buys you a parking space.
The Honest Risk on Each Side
Noida Extension risks
- Most of the appreciation has already happened — future returns will be steadier but not dramatic
- High-rise inventory oversupply in some sectors — not all locations will appreciate equally
- Builder delays and stalled projects remain an issue for under-construction flats
Dholera risks
- No immediate livability — if you need to live there in 2 years, it is not ready
- Zero rental income — your capital stays locked until the city fills up
- Fraud plots — cheap land outside SIR boundary is actively being sold by unauthorised brokers. RERA verification is non-negotiable.
- Timelines can slip — airport target is December 2026 but infrastructure projects often run 6–12 months late

Noida Extension is a solid, mature market. The Jewar Airport will keep it growing. But the era of 2x appreciation in 6 years is behind it — what you're buying now is steady, predictable growth.
Dholera is where that same story is just beginning. The expressway is open. The airport and semiconductor plant arrive together by end of 2026. The entry price is still pre-operational. The investors who entered Noida Extension in 2017–2019 made the most money. The investors entering Dholera in 2025–2026 are in the same position.
The difference is patience. Noida Extension rewards you in 3 years. Dholera rewards you in 7.
