The 7-Point Sohna Plot Checklist
1. HRERA Registration — The Non-Negotiable
Every plotted development in Haryana above a certain size must be registered with HRERA (Haryana Real Estate Regulatory Authority). Go to hrera.org.in, search by project name or developer name, and verify: (a) the project is registered, (b) the registration is current (not expired), (c) the plot size/price you are being offered matches what is registered. If the developer cannot give you the HRERA number, stop.
2. DTCP Layout Plan Approval
DTCP (Department of Town and Country Planning, Haryana) approves the physical layout plan — the roads, plot sizes, open spaces, and common areas. Ask for the DTCP approval letter with file number. Verify on the DTCP Haryana portal (dgtcp.haryana.gov.in). Without this, the layout is unofficial.
3. NA (Non-Agricultural) Conversion Order
Agricultural land cannot be used for residential plots until it is converted to Non-Agricultural use by the revenue department. Ask for the NA order with the date and survey numbers. If the land is still agricultural in revenue records, you cannot register the plot in your name.
4. CLU (Change of Land Use)
CLU is granted by the Haryana government under the Punjab Scheduled Roads and Controlled Areas Restriction of Unregulated Development Act. It is separate from DTCP approval and establishes that the land use has been officially changed from agricultural/industrial to residential plotted. Ask for the CLU order number.
5. Title Chain — Minimum 30 Years
Ask your lawyer to trace the title chain for a minimum of 30 years. This reveals: previous owners, any disputes, any court orders affecting the property, any encumbrances (mortgages, loans). 6. Encumbrance Certificate

7. RERA Escrow Account Verification
