2. Escrow protection — 70% of all buyer payments must go into a project-specific escrow account, to be released only for that project's development. Your money cannot be diverted to another project.

Step-by-Step: How to Check Haryana RERA on harera.gov.in

Step 1 — Go to harera.gov.in
Open the official portal at harera.gov.in. Look for the "Project Registration" or "Registered Projects" section in the navigation menu.

Step 2 — Search by Project Name or RERA Number
You can search two ways: (a) Enter the project name or builder name in the search field. (b) If the developer has provided a RERA number (e.g. HRERA-PKL-GGM-123-2025 or similar), enter it directly for exact results.

Step 3 — Confirm Registration Status
The project listing will show: Registration Number, Registered/Expired/Revoked status, and the registration validity date. Verify that status shows Registered and the expiry date is in the future. If status shows Expired — the developer must have renewed before you book.

2. CLU (Change of Land Use) Order — Confirms that the land has been officially changed from agricultural to residential use. A plot on CLU-pending land is an illegal sale in Haryana.

3. Jamabandi (Land Record) — Haryana land records are available on jamabandi.nic.in. Verify the title is in the developer's name (or that a proper agreement to sell exists) — no third-party disputes, no encumbrances.

4. NOC from Utility Departments — Water (HSVP or Municipal), power (Dakshin or Uttar Haryana Bijli Vitran Nigam), and roads. For approved townships, these should already be in the promoter file on HRERA.

Mistake 2: Confusing DTCP approval with RERA registration
A DTCP-approved layout is not the same as HRERA registration. A project can have layout approval but still not be HRERA-registered (which happens when the developer is selling illegally before completing RERA). You need both.
