What Is DDJAY?
Deen Dayal Jan Awas Yojana is a Haryana government housing policy that incentivises developers to create affordable plotted developments in "peripheral zones" of Haryana — areas outside the high-density Gurugram/Faridabad cores but within growing urban corridors. The policy allows higher plot density in exchange for price caps, creating a tier of government-supervised affordable plotted housing.
DDJAY plots are typically 100–300 sq yards, priced below market rates in the same geography, and sold through HRERA-registered developers with DTCP licences. The scheme has created the single most active affordable plotted market in the NCR's Haryana zone.
Key DDJAY Locations in Haryana — 2026
Sohna, Gurugram
Sohna is emerging as Gurugram's southern satellite. The Sohna Elevated Road has reduced Sohna-to-Cyber City travel time to under 45 minutes. DDJAY plots here start at ₹20–35L for 100–150 sq yards. The Gurugram extension (Southern Peripheral Road to Sohna) is a confirmed infrastructure investment. Sohna is also the site of several premium residential projects — the DDJAY plots benefit from the overall location upgrade.
Rohtak
Rohtak is Haryana's second-largest city and a key node on the Delhi–Amritsar highway. DDJAY plots in Rohtak's developing sectors offer 200–300 sq yard plots from ₹15–25L. The city has strong employment (medical colleges, AIIMS Rohtak, manufacturing), making it a genuine end-user and rental market. DDJAY plots near the bypass and NH-9 corridor are best positioned.
Kundli, Sonipat
Kundli is 35 km from Connaught Place — within commuting distance via Delhi-Panipat NH-44. The Kundli–Manesar–Palwal (KMP) Expressway makes Kundli accessible to the entire Haryana industrial belt. DDJAY plots here are among the most affordable at ₹10–20L for 100 sq yards, suitable for long-horizon investors.
How to Verify a DDJAY Project
- HRERA registration: All DDJAY projects must be HRERA (Haryana RERA) registered. Verify at hrera.org.in
- DTCP licence: Verify the colony licence number issued by the Department of Town and Country Planning Haryana
- CLU (Change of Land Use): Residential CLU must be obtained from the district town planner
- Developer completion record: Check previous DDJAY projects delivered — Haryana DTCP maintains records online
- Water and sewer: Confirm the development plan includes Haryana SHDB water/sewer connection — some outer-zone projects lack this
DDJAY vs Regular Plotted Development
The key advantage of DDJAY plots over unregulated plotted development: the government price cap and DTCP oversight create buyer protection that purely private plotted schemes lack. The key risk: DDJAY's affordable positioning means some outer-zone projects have slower infrastructure development — verify that the CLU and layout approval are in place, not just promised.
